This 83-acre property high above the Shore Road at Chimney Corner offers fantastic panoramic views over the ocean, Margaree Island and Chimney Corner point. We’ve seen a lot of views, but our reaction to this one - driving the final stretch of road to the upper plateau and turning to face the sea - was just WOW! And more WOW.

This property is a huge tract of largely old growth hardwood forest, stretching back into the interior over a mile. Many beautiful old maples and other trees have survived and flourished here.
The land slopes up from the Shore Road to two large plateaus. These building sites are on the edge of wide flat areas of forest, interrupting the uphill trend of the land. The expansive viewscapes (meaning the downslope trees in front of the plateaus) have been cleared and enhanced. These two areas are about 300 feet and 400 feet above sea level.
These two prepared building sites are the ones where one would most likely build. The remote and beautiful ‘back country’ part of the land has of course endless possibilities but there are no roads back there currently. This back country itself borders on a large neighbouring parcel of Crown Land designated as a Nature Reserve. Nature Reserves are one of the most strictly protected types of land in Nova Scotia, with no commercial activities allowed.
Power is available nearby, with easements in place for a buyer to extend the line to their chosen location. (Unless of course they prefer to be off-grid).

Finding water should not be a problem on this hillside, based on favourable experience with other cottages in the area.
LOCATION
This part of the west coast of Cape Breton has several lovely scenic beaches within easy reach, not to mention harbours, lighthouses, trails, rivers…
Most notably the property is 5 minutes from Chimney Corner Beach. A most beautiful cove, the sandy beach has warm shallow water - great for kids and currently (August ‘25) a balmy 74 degrees F! The MacKay brook flows through the beach. In Spring, Fall, and on many summer weekdays, you’ll have it to yourself.
The Margaree River system, famed for its wild salmon fishing, is only a 5-minute drive north.
Inverness, one of the larger towns on the coast and home to the Cabot golf courses, is a 20-minute drive south.
25 minutes north is the Acadian village of Cheticamp, and the entrance to the Cape Breton Highlands National Park.
Music and food are everywhere!
