This 35-acre property high above the Shore Road at Chimney Corner offers fantastic panoramic views over the ocean, Margaree Island and Chimney Corner point. Spectacular sunsets are a regular feature of this commanding hillside location. Photos cannot display the width of the ocean view - but we’ll try here anyway! See later below for a video link that may give a better idea.
There are three existing cottages on the original 130-acre parcel, all with the same vast ocean views, but all invisible from each other, separated by distance, forest and greenery. The size of this lot - 350 feet wide at the building site area - guarantees complete privacy. No-cut zones will ensure that privacy will be maintained indefinitely.
Here is the layout superimposed on two aerial photos:
And here a couple of diagrams of the lot and access roads. These show the prime section of the property, the one where one would build. The property goes far back from here, over a mile, into the remote and beautiful ‘back country’ - which itself borders on parts of a huge neighbouring tract of Crown Land.
The land slopes up from the Shore Road to a large plateau: the best building sites are on the edge of this wide flat area. The expansive viewscape (meaning the downslope trees in front) has been cleared and enhanced. This plateau area is about 300 feet above sea level.
In addition to this large main plateau, with its mature hardwood trees and sweeping views of the ocean and island, there is another special spot higher up on the property which has great views of Chimney Corner beach. A perfect location for a gazebo, cabin or a special bench!
There is quality road access via a private road from the paved Shore Rd. This private road runs through preserved Crown Land that can never be built on, 320 acres of pristine forest adjoining this property. Off that road is a new lane to this lot.

Once on the property, the lot owner is responsible for extending the driveway to their building site (prime candidates for this site are very close).
Power is available nearby, with easements in place for buyers to extend the line to their chosen location. (Unless of course they prefer to be off-grid). FibreOp (super-high-speed internet) is already available to adjacent cottages here.
Finding water should not be a problem on this hillside, based on favourable experience with the other cottages.
Restrictive covenants will apply to ensure the lot’s, and the area’s, property value.
The land hosts an old-growth hardwood forest, with many of the trees over 150 years old, including some ancient maples, and beneath them beds of native ferns. The mature trees make a park-like setting, easy to walk around. This is a beautiful forest to explore.
LOCATION
The parcel is in Chimney Corner on the Shore Rd., between Margaree Harbour and Inverness.
Up and down this stretch of the west coast of Cape Breton are several gorgeous beaches, harbours, lighthouses, trails, and spectacular views.
Most notably, the property is 4 minutes away from Chimney Corner Beach. A most beautiful cove, the sandy beach has warm shallow water - great for kids and currently (August ‘23) a balmy 74 degrees F! The MacKay brook flows through the beach. In Spring, Fall, and on many summer weekdays, you’ll have it to yourself.
The Margaree River system, famous for its wild salmon fishing, is only a 5-minute drive north. Inverness, one of the larger towns on the coast and home to the Cabot golf courses, is a 20-minute drive south. 30-minutes north is the entrance to the Cape Breton Highlands National Park. Music and food is everywhere!
